We used Matt Phipps to sell our home in East Greenwich this year, and he was outstanding.
We have bought and sold a few houses, and know the frustration of working with someone who wasn't the right fit. After meeting Matt at an open house, we knew he had the right combination: professional confidence, a passion for real estate, good interpersonal skills and marketing experience.
We met with Matt and his father, Ron, at their office and learned their process: providing comps in the area, promoting the house on social media, staging, having professional photographs taken and open house strategies. Even as the COVID-19 pandemic crept its way into Rhode Island, they stayed on top of communications, and changed plans as needed. The end result was one open house, followed by a next-day showing, and multiple offers. Our house went under contract less than a week after it was listed, and at over the asking price.
Matt was patient every step of the way with our questions and concerns, and responded to emails and texts immediately. He is an enthusiastic and ethical real estate agent and we would recommend him to anyone needing to sell or purchase a home.

Before we were familiar with the area, they provided great guidance on the difference between certain neighborhoods, and the trade-offs we needed to make (distance from highway for commute, utilities available, vibe of the neighborhood, etc.). Long distance moves can be quite stressful, but they put us at ease throughout the process, even when we came across obstacles. I have high standards for service, and Matt and Ron exceeded them (e.g., coming to an unplanned open house on a Sunday with little notice while they were spending time with family, providing recommendations on contractors before and after the sale, etc.). I highly recommend anyone looking for real estate in Rhode Island to call Phipps Realty.
Matt saw the property through the eyes of "the market" and provided sound advice on pricing and positioning (example - he placed the sign on the waterfront side of the property since we would have more "sail-bys" than "drive-bys"!). He introduced us to a stager who reviewed the house and made recommendations that would put it in the best light with our existing furnishings. He also provided an amazing photographer who really understood lighting (for interior shots) and aerial/drone photography (to view the property from the water as well as the land).
Once the property was marketed properly, Matt kept us in the loop as showings were scheduled and feedback came from prospective buyers and other agents. He understood our desire for a clean deal with certainty about close dates (e.g., no Hubbard clauses contingent on a sale of the buyer's house).
His patience and guidance led to a deal that met our hoped-for closing date and came in over asking price. He ensured that the deal progressed to closure smoothly (which is always a challenge since there are at least 4 parties - buyer, buyer's agent, seller's agent, and seller - playing the parlor game of telephone). Matt is well-supported by a great team in his office. He's a 3rd-generation agent with great expertise in waterfront property (and the unique needs of buyers for whom their ship might be worth as much as the home and for whom the dock is a critical property feature ). His dad (Gen 2) and grandma (Gen 1) should be proud of how professional and thorough he is and how he's an asset to the agency brand.
We thoroughly enjoyed working with Matt and are happily transitioned to the South Florida area. If we ever see a need to buy property in coastal RI we'll reach out to him!

We could not say enough about his professionalism and expertise about real estate trends and the market. But it's really his ability to be incredibly personable both with his clients and also with seller agents and everyone/anyone you encounter during the process that makes a difference. Throughout the process people were consistently impressed by how calm and prepared my husband and me were -- it was in very large part to Matt and his team. After we found a home, put down a deposit and set a closing date - there were a few hiccups on the seller’s side of things and we ran into some very tough spots. Matt went above and beyond to make sure everything panned out for us. He tirelessly worked the phones, emails and in-persons to ensure we got into our home on time and without any problems. We were so, so thankful for that. All in all it was a great buying experience and we highly recommend Matt!
