Sellers Services – For over 25 years, Phipps Realty's reputation has been built on outstanding service and unmatched results. There is much an agent can do to effectively market and sell a property. The following outlines our listing strategy.
Multiple Listing Service -
More than half of the potential purchasers for Phipps Realty Properties are generated through the Multiple Listing Service. Currently there are over 500 offices and 3000 agents working with the Rhode Island Multiple Listing Service. As of the 1 st quarter of 2001, we also have reciprocal arrangements with PIN in Massachusetts and with the MLS in Hartford, Connecticut . The purpose of the MLS is providing for a unilateral offer of compensation and cooperation to other Realtors. This system works ever effectively.
At Phipps, we further compliment the MLS relationship with an introduction and communication system to highlight your property to area brokers. Those steps include e-mail graphics and a brokers' open house. Entry into MLS, also ramps your property up into riliving.com, realtor.com, findri.com, and projo.com. On the first two sites we will highlight the house with the 360-degree IPIX tour.
Macro-Marketing
As the name suggests, macro-marketing is our broadband approach to property introduction. The steps include:
Traditional Print Newspaper Medium
Particularly with photos (Providence Journal, Providence Business News, etc.), Regional media outlets, Rhode Island Homes -color medium.
E-advertising
Introduction of property through, showcase of 360 homes on riliving.com. Showcase of homes through realtor.com
New Technology
Development of property's own address driven website (includes room descriptions, photographs, 360 tour). For example: www.4036PostRoad.com
Referral Networks
Certified Residential Specialist, Certified Residential Brokers, Relocation Group-Rhode Island (4 companies across the state), Employee Relocation Council (ERC) international, Who's Who in Luxury Real Estate
Micro-Marketing
Micro-Marketing is the relationship driven focused strategy. It includes:
Custom Color, Bound Brochures
Each property is custom packaged with prose and appropriate documentation. Written medium is developed to create or highlight the mystery of the property. These are sent out to target purchasers and given to each party that views the property.
Presentation Portfolios
Background material presentation that is available at the property. Information may include facts on town, state, weather, schools, recreation, etc.
Prospect Identification/Notification
Because of our 25 years of experience, we have many potential purchasers that we maintain contact with. As soon as we have your home in portfolio, we pursue this list of potential purchasers.
Targeting Key Brokers
Certain brokers represent the potential purchasers we seek. We approach these brokers directly and immediately.
Follow-up-Closure
Our representation includes follow up with potential purchasers and/or their agents. This enables us to identify any weaknesses in the property and/or the approach, ergo, to insure maximum price and terms for you.
Pre-qualification
One obvious but often overlooked step in the representation process is that of qualifying the potential purchasers for you home. We can complete this in house and with the help of outside financial resources. We believe that is extremely important for safety and confidence in the transaction.
Presentation
In the industry, we at Phipps have one of the best reputations for presenting properties. The purpose of having the listing agent there is to insure consistent and competent presentation. It also enables us to develop ‘the hook' so that the potential purchasers have an element with which to recall the property. This also permits us to provide access without sharing security information.
Negotiation
Experience is a great teacher. We at Phipps have been conducting negotiations successfully for over twenty-five years. This experience enables us to work toward your goal: the best price and terms. All of your work is reduced to crisp and concise writing. We look forward to demonstrating our talents, when you engage us.
Inspection Representation
Recent custom has precipitated a higher occurrence of re-negotiation as the results or inspections. It is our goal to pre-clude or eliminate this whenever possible. Legitimate structural defects need to be remedied, cosmetic items do not.
Appraisal Advocacy
The appraisal process involves persuasion of the appraiser that agreed upon value is in fact fair. This involves the marshalling of comparable sales and supporting documentation. This is becoming more of a project as the price of the property escalates. |
